As an investor, Toda Realty Services has been pursuing opportunities to acquire existing homes in the city of Rancho Santa Margarita since late last year. We found a few houses which met our criteria and made purchase offers, but we were not able to get any deals done, unfortunately.
There are three reasons why we are trying to expand our residential portfolio to this city, especially the center of the city, are;
- The area has pretty tranquil residential area including a beautiful mountain view and has adequate retail centers & office complex for residents.
- In general, HOA fees and special assessment taxes including Mello-Roos Tax are lower than the other area in Orange County like the city of Irvine, even though the same level of cleanness and amenities provided by the communities there.
- Of course, the level of safety and education there are highly recognized. Safewise's analysis shows that Rancho Santa Margarita is one of the safest cities in California. There also are several top-rated public schools in GreatSchools' rating.
